Narford Road.

A derelict prefabricated nursery replaced by two contemporary buildings that complete a Victorian terrace in Hackney. Planning granted August 2026.

The site

The site sits at the end of a Victorian terrace in Hackney, within the Northwold and Cazenove Conservation Area. It was occupied by a derelict two-storey prefabricated nursery building: a structure that had come to the end of its life and broke the line of an otherwise complete street.

Continuing the terrace

Rather than treat the site as a standalone plot, the proposal completes the terrace. Two new buildings pick up the parapet line, proportions and bay-window rhythm of their Victorian neighbours, reinterpreted in a contemporary language that sits comfortably within the conservation area.

Four storeys within the terrace

The buildings provide over 300 m² across four floors. With mansard roof extensions not supported by the planners, the top storey is set behind the parapet. From the street the buildings hold the height of the terrace, while still delivering a fourth floor.

Interiors

The interiors take a modern approach to the materials found in Victorian terraced houses, such as brick, timber, marble, terrazzo and glazed tile. Lower ground floor kitchens open onto sunken gardens, with large rooflights bringing daylight deep into the plan. The result will be luxury, sustainable homes in a part of London where high-quality design is valued.

Programme

Planning permission was granted in August 2026. The scheme has been tendered, and we are targeting a start on site in early 2027.
